***These inspections DO NOT require buildings to be brought to current building code standards.

Milestone Inspections are minimum inspections required at the state level.

Florida Statutes 553.899 (Construction Standards), 718.112 (Condominiums), and 719.106 (Cooperatives) require associations to conduct a Milestone Inspection at least every ten years for buildings with three or more stories. The inspection identifies deferred maintenance, and recommends necessary repairs and replacements. This requires a detailed visual inspection of the Structural Systems.

Building Safety Inspections are required in counties that supersede the state level minimum inspection requirements. These are more thorough Milestone Inspections that also require an electrical integrity inspection.

The electrical integrity inspection evaluates the condition and performance of electrical systems to ensure safe occupancy.

Broward, Miami-Dade, and Monroe counties have created Building Safety Inspection Programs (BSIP). The inspection requirements of each county are slightly different.
