Florida Statutes 718.112 (Condominiums) and 719.106 (Cooperatives) require associations to conduct a SIRS at least every ten years for buildings with three or more stories. A SIRS evaluates the reserve funds designated for necessary future repairs and replacements. This process includes a detailed visual inspection that must include the following common area items.
